Gutter Cleaning Service

Downspout & Gutters Cleaning

Don’t Ignore Your Gutters!
While gutter clean-out is something many of us would like to ignore, gutter cleaning is an important twice-a-year ritual almost all homeowners need to adopt. When clogged gutters overflow, they can cause winter ice dams on the roof that may allow water inside your home. Gutters can also get so heavy that they’ll pull loose and rot the trim and siding. Even if your gutter doesn’t overflow, leaving any decaying debris in there is an invitation to mosquitoes, carpenter ants and other insects. If you have a lot of trees around your house, you might want to clean your gutters even more often.

Gutters and Downspouts require routine cleaning to work correctly

A local, experienced, gutter cleaning service such as Great Lakes is well positioned to provide cost-effective periodic cleaning of your gutters; just call and set up a schedule for you gutter cleaning service; and get priority scheduling for our fall and again in the spring program.

WARNING! Don’t put your family & lifestyle at risk! Don’t just hire anyone with a Ladder and a Bucket!

Recent up-dates to MI-OSHA regulations affect who is responsible for safety and accidents on your property. Home and Building owners now share responsibility for worker’s safety on their property. Are the Downspout & Gutter Cleaning people working on your property following MI-OSHA’s regulations for your and their protection?

Working on Ladders or on Roofs, with wet or slippery leaves can be very dangerous & is a huge cause of personal injury accidents and lawsuits.Your homeowner’s or business liability insurance may not cover such accidents. Be SURE who you are considering hiring is FULLY Insured and trained / equipped for modern safety requirements

Working Safe takes extra time and equipment. BEWARE: Cheap Gutter Cleaning is rarely Safe!

If someone is on your roof without fall prevention in place; working near the edge, or even worse; leaning over the edge to clean your gutters, they are likely not in compliance with MI-OSHA regulations and putting their life and your lifestyle at risk!

Sunrooms typically feature large windows and glass walls, integrating seamlessly with the main house. Conservatories, known for their decorative design, consist of extensive glass for both walls and roofs and are often used for plant cultivation. Sun porches and 3 seasons porches, while similar, may have varying degrees of insulation to accommodate seasonal changes. Residential Window Cleaning FAQ

What Can You Expect When our Residential Window Cleaning Technician Arrives at your Home?

We start by arriving on time. Next, we take care to protect your home’s surfaces – such as interior flooring, floor coverings and furniture, as well as the exterior landscaping, flowers and your home’s siding. Then, we gently wash your glass surfaces – thoroughly removing dirt, spots, fingerprints, smudges, grease, and film – then squeegee them to a spot-free shine. This scratch-free, streak-free method removes 100% of the dirt, and leaves nothing behind but a clean, fresh scent. And if it rains within 48 hours of our visit, we guarantee your windows will remain spotless or we’ll come back and touch them up at no charge.

Have you ever hesitated to have workers in your home?

We understand your concerns. Our company was founded more than 38 years ago by Lianne Miller, who still loves cleaning windows. “I understand our homes are our personal space,” says Lianne. “As a woman, I understand we want to feel at ease with whomever is working in our home, especially someone like a window cleaner who will be working in every room of our house.  That is why we go to great lengths to be sure that every technicians of ours is personable, clean cut, polite, considerate, well trained, unobtrusive, discerning, and of course honest and trustworthy at all times.”

“I felt very comfortable having him in my home.
He was professional and on time, he took his shoes off at the door and answered all my questions. “

– Says Susanne G., Service by Barry

“Kyle was a nice, friendly person.
It was a pleasure having him here.”

– Says Kathleen S., Service by Kyle

Today, Great Lakes Window Cleaning is a local, family-owned business, not a franchise – franchises tend to have great looking marketing materials from the national franchise; whereas our marketing materials, website and photos are of people who are our employees right here in Michigan; the same people that will come to your home and we are dedicated to our local customers and their satisfaction right here in Central & Mid Michigan for over 30 years.

To ensure you are both pleased and feel secure every cleaning technician goes through a challenging hiring process that begins with an extensive background check. Then, they must meet our stringent standards for ethics, courteous behavior and outstanding customer service. Only after they’ve met those requirements do they undertake our rigorous 13-week training course that includes 500 pages of written training, much on the special demands of working respectfully and discerningly in a private home plus a two year hands on apprentice program.

As a result, our technicians are fully qualified experts who also love their jobs. Each has on the average 9 years of cleaning experience. Each is fully insured and bonded. And each and every one is careful, courteous, and concerned about your comfort and the condition of your home – from their uniformed shirts down to their clean, white socks (after all, we do remove our shoes when working indoors)

How often should I have my windows cleaned?

We clean some home windows monthly, others bi-monthly, four times a year, three times a year or annually. It is your preference how often you would like them cleaned, even if it’s just once. We suggest our Great Lakes exclusive, the Once-a-Season program that offers the best value, please inquire about special pricing. We would also suggest that it is best if your windows never go much longer than a year between cleanings, because the build-up of dirt can lead to stains which are difficult to remove such hard water spots from sprinklers and oxidation that can come from metal screens resting on the glass.

What makes Great Lakes Window Cleaning different?

Great Lakes Window Cleaning is a family-owned, local business—not an impersonal franchise—we are dedicated to continuous systems improvement in a continuously changing world and business climate. We take pride in having better systems and training than any window cleaning franchise plus the heart and soul of a local, family run business. What does that mean for you? The best possible service experience and the most knowledgeable window cleaning staff in Michigan. That is why our outstanding customer service and satisfaction has earned the trust of thousands of homeowners and hundreds of businesses throughout Mid Michigan for the last 30 years.

Are your window cleaning technicians experienced?

Our technicians are fully qualified experts who also love their jobs. Our average window cleaning technician has over 10 years of window cleaning experience with us. Each window cleaner is fully insured and bonded. And each and every one is careful, courteous, and concerned about your comfort and the condition of your home—from their uniformed shirts down to their clean, white socks (after all, we do often remove our shoes when cleaning windows inside homes)!

What if it rains?

Since it usually doesn’t rain all day, we kindly ask that you allow us to clean the INSIDE of your windows first. In most cases it has stopped raining by the time we are ready to clean the outsides. We appreciate that you have arranged your schedule for this appointment and this will enable us to take care of you with the least amount of disruption to your schedule. If we need to come back to clean the outsides we will endeavor to do it the same day or same week. You will not need to be home. You will be billed by mail if you are not home.

Remember our “NO SPOTS IF IT RAINS GUARANTEE”. We guarantee there will be no spots from rain on your windows after we clean them. If you see spots up to 48 hours after a cleaning, please give us a call and we will happily re-clean them at no charge and no hassle.

Can I get an estimate for residential window cleaning before you come to my home?

Yes!  We can do that all from the outside and you do not need to be home when we perform the estimate.  All we to do is take a quick count of the number of different types of windows in your home (awning, bay, casement, double-hung, french, jalousie, picture, sliding, etc.) We will call you with an estimate. Please don’t forget we can also clean your chandeliers, mirrors, and other glass surfaces!

Do you have references I can check?

Of course! Take a look at what our happy customers have to say, just click on reviews at the top of the page or under the About section. This is a brief sampling of hundreds of comments our generous customers have written about their service experience. Let us know if you need any more specific details. We have 30 years of experience of endeavoring to exceed our customers expectations at every visit. Chances are that we take care of your neighbor’s windows!   Thank you for asking.

What is the most economical way to have my windows cleaned?

We feel the best value is found in our exclusive Once-A-Season program, with special program pricing. Four months a year— March, June, September and December—we’ll make sure the exterior of your windows are sparking clean and free of accumulated dirt, spots and smudges. Don’t worry about calling for an appointment because we’ll do all the remembering for you—you don’t even need to be home. (The exception is the month of March, when we recommend we clean the inside your home windows also and save 25%)

Are windows that are stained or have hard water spots more difficult (and expensive) to clean?

In a word, yes. Windows that have been repeatedly exposed to water (such as sprinklers), pollen, bugs, acid rain, salt and bird droppings, or simply haven’t been washed for a while take longer to clean. That’s why we recommend our Once-A-Season program, which really pays off in the long run.

What if I want my windows cleaned on a regular basis? Do you clean year ’round?

We clean windows every week of the year. Enroll in our Once-A-Season program. Take pride in your glistening clean windows all year long, rather than just once a year!

What areas do you service?

Great Lakes Window Cleaning provides residential service in the counties of Ingham, Eaton, Clinton, Jackson, Shiawassee, and some parts of Washtenaw and Livingston counties. These include the following; Lansing, Okemos, DeWitt, Williamston, St. Johns, Grand Ledge, & Jackson. Our Lansing Office services homes in the Ingham, Eaton and Clinton County areas.  Ask about other areas. Commercial & High-Rise service is available statewide.

Do I need to do anything to get ready for your technicians?

If you would be so kind, since our working hands will often be wet, we appreciatively ask that you move anything off the window sills or window area such as plants, nick-knacks, papers, etc. Please note that we also ask that you move furniture away from windows so that they are accessible. We can assist with moving furniture if needed, but will not be responsible for any damages if they occur.

Will there be any mess to clean up afterward?

Absolutely not. Other than the spotless windows, you won’t know that we were there.

Does someone need to be home while you are cleaning my windows?

Technically, no. But that is your preference. Many of our customers let our trusted employees into their home as they are going off to work and then ask our technicians to lock the door on the way out, much like a house cleaning service. Most of our technicians have between 4-14 years of experience.

How long will you be washing my windows?

One answer to that question is, “As long as it takes for them to sparkle and shine!” Most homes without storms are completed inside and out in two to four hours. We send larger crews when the homes are larger. Please ask when you schedule your appointment if that is a concern.

Are you competitively priced?

You’ve heard the saying: “You can have service, quality or price. Pick two.” Yes, we’re competitively priced, but we’re not the cheapest. We’re efficient, but we’re not slap-dash. But most importantly, we do window cleaning right,  from implementing proper safety precautions to the quality of the work we perform, Great Lakes Window Cleaning stands out as the best choice for Mid-Michigan’s commercial buildings. There is a reason more area businesses and building managers choose Great Lakes Window Cleaning for their window cleaning needs than all our competitors combined!

What is the most economical time of year to have my building’s windows cleaned?

February, one month earlier than most people are thinking about it, will usually result in savings up to 30%. If you have your windows cleaned only once or twice a year it doesn’t really matter which month, except for the savings. Or, you can choose to have the inside only completed at that time, if that is your preference.

What makes Great Lakes Commercial Window Cleaning unique?

In a word respect. We have high standards. We require a clean cut and professional look, attitude and decorum from each worker. We start out by recruiting and hiring high caliber people, then we all work to maintain a company culture and atmosphere where professionalism and dignity are highly valued. This translates into how our employees treat each other and our customers, including our customers’ property and tenants.

The following quote hangs in our conference room as a reminder to each of us:

“Watch your thoughts for they become words.
Watch your words, for they become actions.
Watch your actions, for they become habits.
Watch your habits, for they become character.
Watch your character, for it becomes your destiny”

Are you insured?

We are fully insured. We have a $1 million Liability Policy, and every technician is bonded and covered by workers’ compensation. But that’s just the beginning. Every Great Lakes Window Cleaning technician has been trained to think and act safely, because lives can never be sacrificed in order to cut corners or increase profits.  Ask to have an Insurance Certificate sent to you. We NEVER use sub-contractors or temp workers in any attempt to avoid the legal and moral obligations of employers.

What causes hard water spots and stains?

Hard water stains can result from a variety of situations, including sprinklers, condensation, building run-off, chemicals, and oxidation from metal screens. Over time, mineral deposits in water collect on the glass and appear as a hazy white or sometimes yellow film. If left on the glass, this film will etch the glass over a period of time.

Gutter Cleaning FAQ

When should I get my gutters cleaned?

We clean Gutters throughout the year; except of course, when Gutters are frozen. Among homeowners in established neighborhoods with beautiful, mature trees; it’s common to have gutters cleaned out several times a year; every couple of weeks during the autumn and fall, again during an early winter thaw, and once or twice during the spring blossom and seed drop. For once a year service; Based on our experience November 1-15 is the best time for fall gutter clean-out. 95% of leaves have already fallen from the trees. The first big freeze of the winter is usually around November 15th. The freezing temperatures will bring the last leaves down but unfortunately wet leaves will freeze solid in the gutters and are impossible to remove. We book up our fall gutter clean-out schedule at the end of October, please call early to get on our “once in the fall, again in the thaw” schedule so your home is not missed.

How Often Do I Need to get my Gutters Cleaned?

Among homeowners in established neighborhoods with beautiful, mature trees; it’s common to have gutters cleaned out several times a year;  every couple of weeks during the autumn and fall, again during an early winter thaw, and during the spring blossom and again after seed drop. Twice a year at least is what we, and almost all experts recommend if you have trees in your yard.

Why is Twice a Year Required? – Once in the Fall and again in the Thaw!

After cleaning gutters for over 30 years in Michigan we have accepted the fact that the leaves in your gutters will be frozen solid before all of the leaves from the trees have fallen. Leaves from Oak and Aspen may even be on your trees well in to January. So we have learned that twice a year is the best way for customer satisfaction and home maintenance. If there is a good long four day and night thaw in December, January or February the second cleaning will be in the winter, if not the second cleaning will be in March or April. We will be striving to work with the weather and to do what is best for you.

Why is it important to clean my gutters?

Rain gutters often get clogged with sticks, seeds, leaves, balls, etc.
MOLD: When your downspouts and gutters don’t drain water away from your walls and foundations it becomes more likely your basement or crawlspace will become damp or wet, an invitation for black mold .
ICE DAMS: In winter poor drainage can contribute to ice damning on your eaves causing water to back up under your shingles and allow water to enter your ceilings and walls.
BUGS: Water standing in clogged gutters is an ideal breading habitat for Mosquitoes and other pests and insects such as wood-eating termites and carpenter ants which are attracted to the rotting leaves and sticks, then drawn to the inside of your home when the weather changes.
WEIGHT: Full – Heavy gutters can become very heavy and pull away from your home, even allowing water to drain between your home and gutters, another potential cause for water damage inside your home and wood rot in fascia and soffit boards.
FREEZE HEAVE: Heavily water saturated ground next to your foundation in freezing/thawing weather can even allow freeze heave to crack or otherwise damage your foundation. In extreme cases the structural damage can be significant. Keeping your gutters and downspouts flowing correctly keeps can keep this water away from your foundation.
Gutter Life Extension: Typical rain gutters and downspouts have a limited life expectancy; routinely cleaning your gutters can extend that life expectancy considerably!

What Should I Consider When Choosing a Gutter Cleaning Company?

1. Safety: Cleaning eavestroughs can be quite dangerous; especially if; a: The Contractor is inexperienced on ladders or roofs. b: the person you hire to clean your gutters does not follow MI-OSHA safety procedures or, worse, is not even aware of them. c: does not have the appropriate fall prevention equipment and use it. Falls from roof height, especially if one is leaning outward from the roof, can often result in serious head injuries.
2. Insurance: BE SURE whoever you hire to clean your gutters and downspouts has both Liability and Worker’s Compensation insurance coverage; recent changes to MI-OSHA regulations place responsibility for a safe work place on the property owner, as well as the contractor. Your home-owner’s insurance policy may not provide coverage if an uninsured person you hire to clean your gutters is injured on your property. — Can you afford the risk?
3. Experience and Reputation: there is no substitute for gutter cleaning experience and reputation; We’ve been cleaning out gutters and downspouts in your area for almost 40 years! Chances are we are the gutter cleaning company homeowners near you have been using year after year.

How Much Does It Cost to Have Gutters Cleaned Out?

Rates start as low as $150. Factors that affect price are how high the gutters are, how many and how long the gutter “runs” are, how long it’s been since they’ve been cleaned and, what obstructions or other challenges there are to access the roof gutters.

How Much Does it Cost to have Eavestroughs Cleaned Out?

Rates start as low as $150 for a basic single story home. Discounts are available for active window cleaning customers, or on future gutter cleaning services when booking thaw or spring cleaning at same time as fall clean-out, or multiple fall eavestrough cleanings. Factors that affect price are how high the gutters are, how many and how long the gutter “runs” are, how long it’s been since they’ve been cleaned and, what obstructions or other challenges there are to access the eavestroughs.

Which is the proper term: Gutters or Eavestrough?

An eavestrough is defined as a drainage channel attached to the eaves of a building. Gutters are normally found alongside roads and streets. Due to the common usage of the term “Gutter Cleaning” to describe the cleaning out of eavestroughs, even within our company, we use them both interchangeably in our advertising.

What if I call after November 1st? What if I forgot to call and the leaves are frozen in my gutters?

Generally, we need above freezing temperatures 24 hours a day for 5 days to allow wet leaves to thaw enough to be able to remove them. We will keep your name on our list and come clean out your gutters during the next thaw, but it may be January, February or March before we get warm enough temperatures to thaw the gutters on all sides of your home. For your convenience, we can auto-schedule your gutter clean-out for next year so you won’t have to remember to make an appointment

What About Gutter Covers or Protectors?

Every year we clean many gutters with various types of gutter protectors! Even though eaves troughs with gutter covers or other protection may need cleaning less often, they are more time consuming and difficult and therefore more expensive to clean….where is the savings? There is no Magic! Dirt, Leaves & Debris can still get into your gutters and need to be cleaned out. While some covers do a good job of keeping large leaves out; small leaves, buds, blossoms, debris, etc. still find their way in.
